Hambleton Hall Oakham Reviews from The Last Year
Mediocre at best
We booked an overnight stay for the day after our wedding (our minimoon). We booked The Willow Room which was £595.00 pp incl. breakfast. The room was very well appointed with beautiful views over Rutland Water. Whilst we were very happy with the room, I had to ask for body lotion as there was only one tiny bottle in the room. We also didn’t know where the slippers were (hidden in a drawer) and that was another trip to reception. Neither of these things are ‘major’ but at this price point I would have expected perfection. The evening meal was over seasoned (particularly my husband’s) the wine waiter was rude and was completely unhelpful, e.g. when asking for advice, his manner was somewhat dismissive and he stated, you need to be quick as I have other people to serve….., not the service that I have come to expect from Michelin star establishments. The breakfast (which we had as room service) was average at best, again, over seasoned.. This was not our first visit and would we return? Probably not, alas Hambleton is living on its previous reputation and didn’t make us feel special at all, despite our final bill being almost £1000.00 for a one night’s stay.
Lovely property, location. food and service not so great.
Lovely location/property but food or service not up to scratch. I just had my first overnight stay at Hambleton Hall last week with my business partner. We booked a room with dinner included, which was not cheap but what you would expect to pay for a quality luxury experience. We are both regular customers at The Ritz, Claridge's, Scott's Mayfair etc and other London quality eateries/hotels, so understand the joy of good food, wine and impeccable service. The hotel, location and room were amazing and the gardens/setting wonderful. The service and the food though, was not up to expectations for us, sadly. We waited to be served drinks on the terrace upon arrival for a good 10 minutes but in the end had to step inside ourselves to find a server to take our order. I am a vegan but my business partner is not, so he experienced the full menu over dinner. The wine was not poured once during the meal but plonked on the table as the waiters were clearing and setting up empty tables around us before we had finished dining. The crab starter was bland and the salad starter very poor but the rest of the vegan offering was good. The cheese board was extensive but the portions were rationed by the server. We were not asked if we wanted more wine, as the empty bottle sat on the table for ages plus not offered any after dinner drinks. The service was truly terrible over dinner and the atmosphere in the dining area was deathly quiet with zero atmosphere. We retired in the end to the bar area to get away from the servers clearing and setting up tables in the restaurant around us to get an after dinner drink. The barman was busy washing glasses, as we waited 20 minutes to be served, even though the bar was empty, so in the end, we left without drinks. In his reply to my feedback, the owner asked why we didn't just catch his attention but by this time we were a little fed up with a lack of attention to detail. We actually felt like we were an invisible inconvenience with money to spend but no one willing to serve us for it. The scrambled eggs at breakfast were watery and tasteless and the service slow and unenthusiastic. I wanted to talk to the reception staff before we left when paying the bill but she was dealing with checkouts in a very small area that felt like Piccadilly circus. her own words, so I left it to deal with later. I decided to write to the owner NOT for a freebie or refund but to give some honest feedback, rather than write a poor review on here. He wrote back after investigating my feedback projecting with excuses and somewhat dismissing our disappointment as not what others normally say about the hotel and service. This to be honest annoyed me and was not humble or caring, so I am writing the review. It is a beautiful property, a little dated with in my opinion, poor service, inexperienced staff and in our case, on this occasion, over priced and disappointing for the anticipated experience. I would not return for another stay because my complaint was not acknowledged properly, therefore the issues cannot not be improved going forward. In this current economic climate every customer in any business is like gold dust and I would be listening and grateful to anyone who could help me improve my service and offering. Exceptional food, service and environment
Another lovely stay at Hambleton Hall. We are always made to feel welcome at this very homely hotel. The food as always was absolutely superb and the service friendly and welcoming. We’ve been here with extended family in the summer and enjoyed swimming in the pool and walking around the lake. We’ve been here for New Year’s Eve on two occasions and my wife and I have stayed here as a couple and with our two dogs. We have always felt very welcome and the staff do everything they can to accommodate requests. Looking forward to our next stay when we might even consider bringing our young children.
Absolutely wonderful
Went here as a couple and met our friends for a celebration meal. It's somewhere we've been wanting to try for some time. Wow it didn't disappoint. The whole experience from start to finish was amazing. Drinks on the terrace, the view, drinks, staff, menu's, food but most importantly the attention to detail. The whole table were so impressed with my Lemon Souffle for desert! It was a masterpiece. If you are looking for something a little different for a special occasion this place will not disappoint. Of course something like this isn't cheap, but hugely enjoyed it.
Ludicrously expensive drinks
We stopped off for drinks in the garden, we ordered just a pint and a gin and tonic. Jaw droppingly, ludicrously expensive for 2 drinks.....£32 + £4 service charge, are you crazy!!!!!!!!! Safe to say that this has been a negative experience and won't be recommending nor returning.
BIRTHDAY TREAT
Having lived in South Lincs for 45 years for some reason we have never visited Hambleton Hall before. We were not sure what to expect however from the moment we arrived at reception all of the staff were friendly and helpful. The location especially on a beautiful day is superb. The gardens are very pretty and the old house is full of interesting artifacts The Lunch for Less menu is quite restricted. However the choices available were superb, both in appearance, taste and a sensible amount. Not too much not too little. Overall a wonderful experiance to be saved for the special occasion as it is very expensive but on that occasion (my birthday) WOW
Two glass and asked to leave
Went as a none guest lovely setting ordered and paid for 2 glasses of wine we was asked by the barman if we were guests we said no and he advised he had been told not to serve none residents however he had poured the drinks so said it would be OK. We sat outside on an empty patio area with in a couple of minutes we was told that the table was required within 15 minutes (basically asked to leave) took our money quick enough. Anyway we won't be going back unfortunately I think you could have handled this a lot better, I would never treat potential customers in my business like this, terrible.
Wonderful stay which exceeded expectations
We were blown away by our stay at Hambleton Hall last month for my mother in law’s big birthday (on the evening of which we used HH’s private dining room for our party of ten). Our expectations were high but these were even exceeded. The food was exquisite (we’re still talking about it), the staff were just amazing (always there to help, when needed but never obtrusive), the bedrooms like staying in a beautiful home from home. Highly highly recommended - and even the awful weather didn’t spoil our stay. We were still able to walk around the stunning grounds. The icing on the cake was when I left an item in our bedroom and the hotel posted it back to me without charge. HH really is a remarkable place which we very much hope to return to soon.
A Perfect |Small Hotel for a Special Treat
We had a lovely time at Hambleton Hall yesterday for my birthday. We thought the garden with the view of Rutland Water in the background was idyllic and the garden, vegetable garden, tennis court and the whole of the grounds are beautifully kept. We enjoyed sitting for a while taking in the lovely relaxing scene. We thought the inside rooms are all lovely. We enjoyed being in the sitting room with the real fire, the flower arrangement, newspapers, magazines, pictures - all just so pleasant. The staff all looked so smart and were attentive without being intrusive - just the right note. The food and drink were tip-top and the whole experience was like a piece of theatre of which it was so very enjoyable to be a part. The Hambleton Bread is excellent and we often have this at home where there is a Hambleton Bakery nearby. Another point to note is that my husband is vegetarian and he was easily accommodated for this. One point - when my pudding souffle arrived I held the bowl with two fingers to steady it whilst I put in my spoon and the bowl was absolutely burning hot. I snatched my fingers away instantly. I did mention this to a member of staff who was kind and offered ice but I didn't need it. I just want this not to happen to anyone else. Maybe the souffle needed to stand a moment or two longer before being brought out. Overall we had a wonderful time. We enjoyed a long walk around Rutland Water to walk off our delicious meal. Our lunch occupied us for the whole day and I felt I'd had a lovely birthday We think the hotel is perfect for a special treat.
Hit and miss
This score takes into account the bill, we were charged almost £800 for one night’s dinner b&b plus a few drinks. There are lovely touches and some genuine moments of joy - the garden in particular is a delight. The food was hit and miss and as such really disappointing. Canapés were out of this world and best I’ve ever had. My partner had lovely starter and main course, mine in contrast were disappointingly bland and felt cold/tepid. Desserts were a real let-down, probably because you’re forced to order them before you’re sat down - it’s difficult to pair food together from the menu descriptions. Cheese selection was one of the best I’ve ever seen and delicious. The service felt rushed and the food was pretty cold - a bit like being on a conveyor belt and not very relaxing. Breakfast was exceptional, even considering i’d had no sleep. Our room was pretty and nicely decorated. My wife loved its traditional feel which was great. The bed was very comfortable and the view over the reservoir was lovely. The room had a horrid smell of greasy extractor fan which i found disgusting - smelt like an old dirty pub and really let the whole thing down. The hotel don’t seem to care about this at all and I think the accept that this is how things are at the place. I never really felt really welcome or relaxed in the hotel, it’s stuffy and has no sense of fun or . You kind of feel you’re in the way or putting people out if you ask for anything - particularly hot drinks in your room, which come with lovely biscuits but were luke warm by time they got to us and the coffee/cappuccino was grim, tea was nice though. So it’s ok, I’m glad I went but wouldn’t go out of my way to stay again.
Probably the best hotel I've stayed in
Recently visited this hotel and had an amazing experience. Only small which made the visit all the more enjoyable. The staff at the hotel were very friendly, polite and knowledgeable and nothing was too much trouble. The food was excellent, both the breakfast and dinner were up there with the best. Our visit was in the winter and we were not able to fully appreciate the magnificent gardens that surround the hotel. We were given the Lake room which had a magnificent view of the lake although the weather was not at its best. The room itself had everything you would require. This is not a cheap place to visit but this was a special occasion and will be remembered for a very long time. Booking is essential. Thank you for everything. Keep up the good work.
Birthday stay
We were a party of 15 staying in seven rooms to help celebrate my wife's 50th. We have always enjoyed all of our stays at Hambleton and so were a little nervous at sharing our "special place" with others. We didn't need to worry.... Everyone had a truly amazing time and all of us felt very pampered for our entire stay. Nothing was too much effort for the whole team from helping to empty our cars of luggage, making teas and coffees and stoking the fires. We very much appreciated that the bar was automagically reserved for us to have pre and post-dinner drinks (excellent margaritas), and that we were able to use the same space for a light lunch of excellent sandwiches and salad. Thank you, thank you, thank you!
Truly outstanding
This was my second visit to Hambleton hall to celebrate my husband and a friend’s husband’s special birthday. We were not disappointed. What a truly wonderful experience. The staff are outstanding, always polite and attentive but also welcoming and friendly. No ask is too much. The hotel is so wonderfully comfortable, from the sofas next to the open fires in the lounge and bar to the bed and pillows. The food and drinks are no less than outstanding. The views are magnificent and it is so beautifully peaceful and quiet. We are planning our next visit already ❤️
A quintessential stay and superb food.
A truly delightful and quintessential stay at the beautiful Hambleton Hall. We loved how traditional and beautiful it is, there are a couple of reviews stating it's a bit out dated but the charm here is how it feels like you're starring in a period drama! We stayed in the blue room and it was lovely. A beautiful lake view and over the gardens, truly delightful. There is something rather lovely sitting by a roaring fire, late afternoon drinking delicious cocktails. The food.....oh the food is fabulous! Absolutely delicious and we were left feeling very satisfied. The duck was sublime and my husband said the octopus starter was one of the best he'd had in a long time. The service is impeccable, professional, polite and courteous. The wine list is also fantastic, so much choice and the sommelier kindly helped recommend a delightful red to go with our meal. Breakfast is also marvellous, a lovely selection and cooked to perfection . The only tiny thing I'd have liked is a bit more ambience. There is no background music in the bar or restaurant and I truly think this would have made the whole experience even more perfect. Would we return? Absolutely.
Perfect comfort
Wonderful traditional hotel with amazing food in a beautiful house. Feels like you’re staying with friends. Every need is thought of and service is perfection. Many thanks to all the staff for a lovely weekend. We can’t wait to return in the Summer when the weather may be kinder!
A pre-Christmas treat
Outstanding. The food was excellent and the bedroom was just lovely overlooking the lake. Perfect stay. This was a return visit and we have already booked to visit again next year. Idyllic country retreat. You leave feeling refreshed and spoilt. Thank you.

Great Service - amazing dinner!!
Read about the site in NYT and bought a reservation at Mother Wolf in LA 2 days later. Worked great and the food was amazing!!!
Worked perfectly!
Got the reservation (that I couldn't get anywhere else) and was able to entertain a group of friends at the infamous Bern's Steakhouse.
Got into Nobu Malibu
Wonderful! My parents are visiting and we have wanted to go to Nobu Malibu for years. I tried getting a reservation myself but it was next to impossible. So glad I was able to buy a reservation on appointment trader for a decent price!
Very easy
Was very hesitant going into this experience but am glad to say that it worked out very well ! will definitely use appointment trader in the future
Fabulous Lunch
I was veeeeeerry skeptical that this would work, particularly at a restaurant as hard to get into as Nobu Malibu, and it was perfect! We had lunch outside on the patio and it was fabulous!
Great reviewer team
Just wanted to take a second to shout out the reviewer team. Even though they probably review hundreds of listings and bids a day, they still take the time to leave great comments and respond relatively quickly. Thanks!
Incredible
I got a reservation to Don Angie, which I've been trying to book for weeks! I am very happy with this service.
Best platform out there!

This is a crazy holiday season in NYC and I was very pleasantly surprised to see that AppointmentTrader works! Will be using again!

Worked well, got me into a restaurant with no availability
I was skeptical, and I still don't really know how they managed to find this hard-to-find reservation, but it was a win-win from my point of view, and I'll use this service again.
Last minute reservation for Delilah Las Vegas
Got a last minute reservation, dinner for 2 at Delilah Las Vegas: super impressed! The process was simple, transaction seamless. We had an amazing time! Couldn’t be happier! 😍
It works!
Ok at this point I've attended a reservation purchased on AT by a friend and sold a reservation personally. Both worked pretty smoothly, nothing sketchy about it. A few areas for improvement including a way to more directly communicate between buyers and sellers, but the app always seems to be in development. AT customer support is really(!) responsive and helpful too if you have questions!
Money transfer
As a seller, I like the fact i have the ability now to transfer money out of my AT account and into a bank account. Makes getting the money much easier then the process before.
Love this app
Got to go to places otherwise unreachable
Easy Access
Very easy to get into one of the hardest restaurants to reserve in New York.
Payouts Blocked Because of Sell Through Rate
Does anyone know how AT plans to handle cases where a seller is quitting the platform but has a sell through rate <25%? The error message I got said to fill more bids or find other ways to increase the rate.
Is AT really going to block sellers from withdrawing their money? Especially revenue made before the sell through rate was introduced??

I will give you 50% of ALL of my PROFITS if you teach me how to make profits?
LOL. Thank you The New Yorker.
Appointment
Transferring reservations is not supported in AT. Why not just use the name in the AT screenshot?
Buyers interested in Bern's Steakhouse: PLEASE READ
Same goes for 4 Charles and I Sodi
Prepaid Reservation Fee
Agreed. Ultimately not addressing this month after month is clearly resulting in a drop in certain venue’s rankings & sales.
Congrats on 3 mil
🍾🍾🍾🍾🍾🍾🧨🧨🧨 now on to 30 mill!
Need to cancel a bid, not getting a response… how do I do it?
Click on "Take off the Market Option" in your portfolio
Working on your bid?
Your bid has been “matched” with a reservation. From the time a reservation has been located, the seller of the reservation must connect with moderator to give transfer information for reservation. If the seller;however, does NOT respond to reservation transfer, then your bid is reprocessed and returns to the first step, which is connecting your request to a reservation.
Process after bid is accepted.
Hey @EvocativeFold67, welcome to appointmenttrader! Once the reservation is in your portfolio, you definitely own the timeslot, the review team would not have approved the trade if the reservation wasn't confirmed - so you are going :-) Judging from your post you bid today and are going tomorrow - don't worry as long as you initiated the name transfer, you are good - the transfer service has to work with the opening hours of the reservation team of the respective venue. You will likely see the transfer confirmation a couple hours before your reservation time.
Where do the Reservations on AppointmentTrader come from?
Mostly from people who don't need their reservations or appointments any longer. AT has no relationship with places listed and acts as a platform connecting buyers and sellers making sure that listed reservations are real and that privacy is not compromised when transacting.
What happens if my bid expires unanswered?
Hey @FluffyStar64, thanks for the question! When you place your bid the amount gets transferred in a deposit account, the second you either cancel your bid or a few minutes after the bid expires the funds are moved back into your main account from where you can refund it to your payment method or use for other transactions.
